There are actually areas in upper NY like buffalo which meets a lot of the criteria. People assume the north is all expensive but there are plenty of areas that are very affordable. I live in the Catskills and while my town does not cross much off on the list bc it’s not walkable really with no public transportation, it’s beautiful here with 3 lakes and my house was 150k
