The answer is people being more sensible in what they want. Why do small families need 2k-3k-4k square feet when bigger families made due in 1-1.5k years ago?
What's with all the extravagant luxury touches in mundane homes?
Builders will focus on building this garbage as long as there's enough people willing to play along, thereby shooting everyone in the foot.

Fewer regulations? Maybe less zoning for single family zoning. But I don’t see how the issue of families wanting larger homes connects to the federal government? A lot of countries do the rent-to-own thing for social housing, like the Netherlands.
Also I completely agree on the whole issue of famaliss wanting giant houses. Makes no sense. Houses are getting larger and larger while families get smaller and smaller. There’s barely anything considered “starter” homes anymore.
I guess when I was growing up, I lived in an area where maybe 1/4 of people lived in single family homes. The rest were either duplexes, apartment buildings or triple deckers. I always lived in multi unit housing and I never felt like I was missing out on much as a kid.
