You might want to check out the new Ryan homes being built at Verdae; they are close together but also close to Legacy Park. It is about 12 minutes to downtown from there.

My wife and I went through a similar exercise last year as we prepared our move here. We found the No Main/Augusta area to be very desirable but the homes were our of our price range. We narrowed our search to the area near Furman Univ, which has a very park-like campus, and found a neighborhood that we like very much. We're a 15 min drive to downtown and have very easy access to some terrific state parks.
