In researching our move to Houston the Green Trails area was #2 for us behind the Energy Corridor of Spring Branch ISD (Nottingham Forest etc). Like the EC, Green Trails has a good feel, mature trees, great schools and being further out is more affordable. Getting into a good school district in Spring Branch ISD with your budget will be challanging without some compromises you may not be willing to make. As for the rest of Katy, I can't comment as our research ended with Green Trails as our feeling was the balance of Katy south of the I-10 was newer and/or not likely to fit our preferences. It may also be worth considering the Barbara Bush elementary zoned neighbourhoods in 77077 of the Houston ISD.

I am also looking at Green Trails. My concern is that they are all older homes 1998 is the most recent you can get for 250-260k budget. How are these houses and will they furthur appreciate in price? Green trails are also the most expensive (if you leave out windsor park and other 400k and above subdivisions) in that area. Any suggestions are very welcome

Green Trails is a well built area that is maturing rather nicely compared to many neighborhoods of the era. You should be able to get a decent house for the money there, too.

All things being equal, homes don't depreciate as they get older based on the age of the structure alone, it's all about location. IMHO, Green Trails is a great location.

My wife's place in London was over 120 years old, it's still appreciating (wish we still owned it!).
