I know a guy who rents a house in Sharpstown. Nice house on the inside actually.

But, the area is not safe. There was a home invasion on his block not that long ago. The robbers locked the home owner in an upstairs closet. Unfortunately for the robbers, this closet was where the man kept his gun safe. He chased them out of the house and there was a shoot out in the street. I believe one of the robbers was killed and the other was injured and arrested later. And this all happened in the middle of the day.

Bad area.

I'm sure what your saying is true but home invasions are not isolated to any area of Houston. The robbers rob the people that have something worth stealing.

I think that taking the proper precautions anywhere in Houston, or anywhere in the US, is the only thing you can do. Trying to move somewhere to get away from crime is impossible.

that area ain't coming back like the Heights like some think....you have tons of apartment units you have to get rid of and they stretch for miles

It already is. Home values in Sharpstown CC are skyrocketing.

Except the affordable large homes. Or maybe the short commute to just about every place that matters in Houston. Or could it be the most incredible ethnic food this city has to offer. Yeah Sharpstown has nothing to offer, right?

The area seems to have gone the way of Greenspoint. Look up Greenspoint on the internet and read about what happened in that neighborhood. At the same time a bus line was run out to what had grown up to be a nice commercial district with a lot of retail and office buildings, a lot of efficiency apartments were allowed to be built and then, over time, allowed to deteriorate. It got so bad in that neighborhood that the police started calling it "gunspoint." Robbers would either blow the windows out of the fast food establishments to get inside or try to jump through the drive through windows.

it is the negative side effect of the Bohemian no zoning philosophy Houston has long practiced. At times, the people aren't so cool and down with it. I had a rich uncle move away from the Sharpstown area so that neighborhood hasn't always been so ghetto. Of course, it did get the bus lines while the numerous apartments built in the area, as is always the case in any Bohemian society, were allowed to fall into a state of degradation. The apartments go first and then the people, those who can afford to do so, move further out into the suburbs or to better areas in the urban core not served by Metro.

Greenspoint is not a good comparison to Sharpstown. Sharpstown is a better neighborhood in almost every way. Location wise, shopping wise, food wise, and home wise. It's located within a >10 mile drive to every major employment center in Houston. The neighborhoods are considered safe and are improving every year. Private schools are excellent and public schools are underrated. Harwin has a ton of shopping, but if you want the real stuff you can drive 10 minutes to the Galleria. Everyone knows the food is excellent in Sharpstown so need to eleborate, just type in Sharpstown in Yelp's neighborhood search and you'll see what I mean. Sharpstown has a ton of mid century modern homes with large lots and a beautiful tree canopy. Depending on which section you'll also find a ton of meyerland style ranch homes as well. Greenspoint's only pro are the businesses and the airport and even then, the businesses are moving out. It's becoming a desolate ghetto with no redeeming factors.

Actually Greenspoint has an alright office market. The Exxon move will have to be digested, but they'll be OK. The big problem with that area is the total lack of any single family housing beyond entry-level (under $130,000).

Why is METRO an issue? The nicer parts of the city inside the Beltway, and the outer part of Memorial outside the Beltway, all have bus lines. It's not like it's been the end of the world for them, instead they seem to be thriving. Would it be bad if METRO provided local bus service (as opposed to park and ride) to the suburban areas of Harris County currently without it, like Cypress, Katy, Clear Lake, Atascocita etc.?

Sharpstown will never be the next Heights. While they might be coming back from the gutter. It will never be a nice area. Just too much crap around it. Too many old apartments.

Sharpstown was never meant to be "like" the Heights, but if you like mid-century fixer uppers Sharpstown and Braeburn will seem like heaven to you. In many ways those neighborhoods,(Sharpstown/Braeburn) look a lot like Those off of TC Jester that are so hot now...
