I think riverstone commute to 59 is not bad with the university road . The good schools, specially the middle school is driving the price .

That is a good 12 minute drive from University and then you are further down in 59 to go north. Or you go from Hwy 6 which is more than 12 minute.

Frankly I am bit disappointed and how little have been done to make the community more pleasing. There are not many tress laid down, not even the older section in the front. Compared to Telfair with all those trees and flowers or First Colony with their Tree Maze streets, this is quite disappointing. Especially at what they are charging for the houses.

Logic does not define Riverstone prices imo.

Or you take 1092 (university blvd) the other way where it crosses 6 and then up to 59. You then enter 59 further north. Sometimes my husband does that to get to work near the Galleria.

Whatever the reason might be ...the prices are increasing in riverstone . Forget about the new houses ,the builder price or Avalon for that matter , the price of the old houses (resale ) in riverstone is increasing rapidly .

If not riverstone then where ! To me 10 mins extra commute is okay for a safe , nice and good school area . I like Telfair , but it is way over priced for the highway 59 noise and the train noise .
School wise if you have elementary and middle school kids then riverstone is better for you .Anyway it is only my way of thinking .

Riverstone is extremely overrated IMO, Sienna hands down is a better community than RS. RS is a prime example of what people are willing to pay in order to keep their kids separated from the "Undesirables", RS is nothing more than a Missouri city community trying to latch on to Sugarland.

It all comes down to school , resale value And of course sugarland name .


Anyway I love the community and I do not know if it matters but my house has sugarland address and etj (blue street name)

BTW, I actually have 2 friends that told me they regretted buying here. What they got and what they are paying, they just feel they could get more somewhere else. The extra fees and etc. like higher utility bills just pile on and on.
Why did your friends bought the houses there in the first place ....is it because it was a good investment , good schools or Telfair was out of range . All these reasons are still true .
