I don’t know if it just me or not ... but if I was going to live in Houston I’d probably prefer Tangelwood. There is something quite lovely about it that transcends property values or prestige.

This is a personal preference. As nice as Tanglewood is, it doesn’t rival RO at the top end. It doesn’t even come close. The only other area that has similar homes to RO is the Memorial Villages. Although, located further outside of the loop than Tanglewood, it is still close enough to take advantage of the amenities inside the loop.

I'd almost certainly pick Memorial Villages over River Oaks, trading a bit more prestige and better access to inside-the-loop amenities for privacy, lot size and stronger middle and high schools.

I imagine most R.O. residents send their kids to St Johns or Kincaid anyways and don't sweat the cost, so public school quality probably isn't a major consideration at that price point. Must be nice...

So do many of the residents of the Villages. Having said that, I know several people who live in both areas, and more than one picked the Villages over RO to have Memorial HS as a back up plan in case the private schools did not work out. That probably wasn't the only factor in their decision, but it was certainly a consideration.

Lanier and Lamar are really good schools. People in Houston are weird when it comes to insisting in private when the public schools in most areas are fine.

They are not predominatly white or Asian schools, so of course...private is a must!

The quality and demographics of the schools aren't the only considerations - plenty of parents would rather avoid the drama of the dysfunctional HISD board and administration if they're able to.

In early 2018 I flipped 3 condos in River Oaks with a couple business partners and the time that I spent in that area proved to me that I couldn't handle living there as my primary residence. The money was great and I'm glad we jumped on it but there's no way I'd want to raise my children there. The surrounding areas and homes are beautiful but most of it is a show, just rich folks putting on a facade. I've never met so many depressed and unhappy people in my life.

Where are condos in RO? I know there are some very close by, or in the case of The River Oaks condos, right on the edge, but I wasn't aware there are any actually within the RO bounds.
