Hi Folks,

I am looking for a safe neighborhood in the 100K to 120K range really do not like cookies cutter new subdivisions-- so older established neighborhood probably is more to my likes...

Are there any master planned older communities that will have sidewalks and trees in this price range?

I have family in Humble (Fall Creek) and Missouri City (near Dules and Lexington)-- and my mom is at Clarewood House (Sharpstown area). That said I can live just about in any area.

It is kind of hard to say. Can you give a little more detail on what you would like?

In the low $100's usually equals to tract homes in the suburbs, or transitional neighborhoods close in. The first rarely passes the test for non-cookie cutter and the latter rarely passes the SWF feeling safe test.

There are options, but it depends on how much flexibility you have in those characteristics. There are some nice mature 35 -40 year old subdivisions out on 1960, for example, where you can get a nice home that might need a little updating, but within the price point. Might not be the most popular subdivisions out there, but nice none the less. An entry home in somewhere like Ponderosa or Greenwood.

If you want closer in, you might find a fixer upper, foreclosure, or estate sale in Oak Forest, Westbury, something like that.

Burbs are fine, I really do not like the tract homes that look like a garage with a house as an afterthought. Fixer upper is fine in "right location". If I have to choose.. safe over cookie-cutter!

Something like this, not exactly loaded with character, but far better than the typical tract home. Very desirable neighborhood. Put some lipstick on this pig and you could have some quick equity.

I had friends that lived in this house, it has alot more room than you think it does! HUGE game room upstairs, giant yard.

I hope this isn't too personal but why did you inform the board that you are a SWF? You don't have to answer if you don't want.

Also, you stated that you have family in 2 or 3 areas of Houston, what did they suggest?

I can't speak for the OP but sometimes safety is more of a concern for single women who live alone.
