Unbelievable find in Fall Creek~

4400 sf home with a big 11,000sf lot (culdesac) in Fall Creek
5 bedrooms, 3.5 baths
Nice hardwood floors and stairs
Outdoor kitchen
2 covered patios

This is a foreclosure.

In case the link doesn't work - $200K wow. just wow. Similar (non-foreclosure) homes in Fall Creek are priced well over $400K

Having said that, I notice the description says it has been gutted - but still, I'll bet those items can be replaced for under 50K. I'm almost tempted...

I wonder what he means by "gutted" From the posted pictures all I see missing is one light fixture and the carpet from the Master. I assume all the appliances are gone but if that is it then this it looks like a good deal. I wonder what they did with the carpet? What an odd thing to take with you. On a side note, $900/yr seems awfully high HoA fees.

I have seen some foreclosures where they take everything but the bathtub. One out in Benders Landing was missing toilets, sinks, appliances and lighting fixtures. It appeared to already been completed and lived in so I was shock that all that was missing but I guess the banks want their money somehow.
I saw the same listing in Fall Creek as well and emailed hubby abt it! We are not big FC fans though so we will hold out. Somebody will get a nice deal. Taxes are below $11,000 as well which surprised me!

We looked into and got involved in a foreclosure deal that was similar to that...the problem is that the house was listed for $205,000 and the seller accepted an offer of $185,000 for the house because it was a short sale and he is required to accept any offer and pass it along to the bank. The bank rejected the offer of $185,000 and countered back at $250,000, which is $45k over the list price. This was last July and this house is still for sale, and still tied up in contract dispute between the original offer and the bank. This house was a 3000+ sq/ft home in Silvercreek (Pearland), 4bdr, 3.5ba, 3 car garage, etc... It would have been a great deal, the house was in good condition except for some paint/carpet repairs, but overall great shape, but it just seemed too good to be true and it was.

Good luck with getting this home for that price, if it can be done, then bravo...based on our expereince though, it may be a big pita to close.

This is just a teaser ....They want a bidding war. They will hold on to an offer until something better comes along. If you put an offer in have your realtor put a clause in for an answer within 5 days or you will be waiting and waiting.
Also,if you look at the info it does not have a sink,dishwasher.microwave or disposal....looks like all appliances and most likely the toilets etc were stripped.

They ALL arent to good to be true. We picked up a foreclosure that just needed paint and cleaning for $49/sq ft in a beautiful gated sub...

It can be tiring dealing with multiple offers and waiting on the bank...but it was worth it

Notice there are no pics of the kitchen or the bathrooms. With an awesome house like that, there would be for sure! They might have taken all the cabinets as well.

And $900/hr HOA fees are normal - especially for a community like Fall Creek with it's amenities, and it hosts the Shell Open golf tournament every year (for the next few years anyway).

Ouch at those taxes though. Even though I will be moving there the house that I am buying is not that big. Oh and the HOA fees are $950 now.

I think your right. Especially when the description says no dishwasher and no disposal. Two things normally left behind.
