Anyone have any experiences to share with Meritage homes in Pearland? Specifically lookin at the Avalon Terrace subdivision. Any comments, complaints, praises?

Close to putting in earnest money this week. Prices are very good so any comments are very welcome.

I personally don't care much for Avalon Terrace. I never see anything friendly going on in that area....maybe a few kids once in a while, but it seems pretty ughh. I don't like it being right off of 518, I don't like the access to 288 or the Beltway, and taking Cullen is a nightmare during rush hours. With the new school opening up next year, Cullen is only going to get worse. Also, 518 is terrible now with the new mall and the expolsion of new shops and such, so getting anywhere now is simply annoying. If I was buying in West Pearland, I would look into Silvercreek, it's not new construction, but I love this area. If you could do East Pearland, I like the Lakes of Highland Glenn off of Dixie Farm, but it is further East, but the access to the Beltway is really good from there. So it just depends on where you have to get to. They are getting ready to start building just South of Silverlake/Silvercreek in a new subdivision called Sedona Lakes. Like Silvercreek, I believe it will be Manvel proper, but Pearland school districts...but it may be Alvin ISD, have to look into that.

Silvercreek will be much more expensive!

Why are you set on Avalon Terrance? Some of my clients who wanted a new home, initially liked Avalon, but then we saw much cheaper options or comparably priced "used" homes and they got much more for their money buying "used."

Gandhim, you realize those nice open grass lawns on either side of the Avalon Terrace sign are zoned for commercial use, right? Yep, someday there will be filling stations or convenient stores right there, with their smelly dumpsters butting up against the first street of Avalon Terrace.

And you know about the little factory that borders AT on the east side, right?

Others have commented on the traffic problems of 518, so I'll skip that.

My advice is that you do a bit more digging about AT before deciding to buy there. I learned all this stuff about it 2 years ago, and that is what turned me off to building there.

I live in AT and am currently trying to sell my David Weekly home as a new job is sending us out of state. I would love to know what little factory timnwendy is talking about. We have enjoyed living in AT, the swimming pools are very nice.
