You may also want to check Royal Lakes Estates in Richmond. Similar to what you are looking far. Acre lots and waterfront. However taxes will run you 1.7%. Easier commute to downtown and less expensive since the toll road is not required.

The problem with Lake Shore is that they let Brighton move in. As soon as that happened it dropped the $$$ per sq.ft. in there dramatically, which forced Princeton to change their product line to a lesser product so they could compete with Brighton in $$ per sq.ft.

Princeton was building beautiful homes on the water out there at one point, but that has all changed.

HOA is $1104 per year currently. You also pay another $1400 in PUD annually in addition to the 2.6% tax rate.
