Any comments on the Devonshire area, around 62nd to 71st, Binford to Fall Creek? Homes seem to be from the 50s, nice trees, bigger lots. Comments invited on demographics, homes values, access to non-chain restaurants, lifestyle, traffic. I've done some Google mapping, realtor.com, street views, etc. Looks nice. Thanks!

One of my favorite neighborhoods in Indy. Likely one of the few more suburban neighborhoods I would be willing to live in if I just had to live in Marion County. I've been driving through this area for many years. My old dentist was in the older commercial complex building. I also used this as a back way into Broad Ripple (465 N to Shadeland Ave.. Turn left onto Fall Creek Pkwy. FCP to Knyghton Rd. to 62nd St., then 62nd St. to Broad Ripple area.

I really like the home styles, and actually drove though there on a trip to Some Guy's Pizza not to long ago. Not sure how home values are now, but during the bubble era, prices were high for that neighborhood. The only thing that would scare me is if most owners are multi-decade owners who may be selling in the near future. Older homes will need upkeep, and I'm not sure if this area could go downhill or stay the course. Definitely drive around and make sure the vast majority of homes are nice and maintained. The ones I see are. I would also check to see if there are any covenants and if homes are required to be owner-occupied.

Traffic could be bad, but better than Fishers if say you used 465 S. to I-70 to downtown Indy for work. Fall Creek Pkwy will back up heading NE at the Shadeland Ave. light (last I knew) but only during the rush hours. Lots of local shopping and food in Broad Ripple area just to the west (along with a mall). N. Shadeland also has a lot to offer as well. Access to Castleton is easy, just north on Allisonville Rd..

Demographics would be for the 46220 zip code. Check current Census data for that info.

I concur with what indy_317 said. Devonshire is one of the more well established neighborhoods in Indy. While it's true that the multi decade owners may sell their homes in the near future, it can also be said that it's because of these folks that homes in the area have always held their value due to the lack of constant buying and selling. This also helped prevent excessive foreclosures in the area. While I'm sure foreclosures exist in Devonshire, they're not as prevalent as they would be in other parts of the metro area. Homes in Devonshire can range anywhere from about 160K up to the high 200s.

As mentioned by indy_317, you would be close to major shopping areas such as Broad Ripple, Castleton and Keystone Crossing. The Binford corridor would also provide you with numerous amenities for shopping, dining, etc. There's a nice, new Kroger right at 71st/Binford and a lot of the strip malls nearby have been redeveloped.

That being said, Devonshire is a nice, quiet, safe neighborhood that you'd probably be happy in. It's one of Indy's better hidden treasures.
