I would also point out that your CDD fee CAN go up AFTER you purchase, years later. My family lives in Nocatee for over 6 years and their CDD went up last year. So, they decided to pay their entire portion off so they would no longer worry about future increases.

I could be wrong but even if you payoff the bond portion of the CDD which is fixed, I believe the operation and maintenance assessment portion of the CDD, which stays with you permanently, may vary year to year based on the projected cost to maintain roads and facilities. I recall someone from Nocatee posting that FAQ a while back.

You are correct. But even the larger bond portion can, in fact, change if there are improvements made and it is voted on by the community. An entirely new bond could even be issued, but I would have to believe this is extremely rare. The Operations and Maintenance Fee can and will likely change through the years, especially if there are significant price increases to the maintenance of the community.

Had to be the bond portion. People do pay those down entirely. As others have mentioned, the Operations and Maintenance Fee never goes away so one could not pay this off.

If you do a search on this forum Robyn and a few others had extensive posts about the CDD fees, bonds, etc. some were pretty in depth. People get confused on CDD’s and HOA’s.

Do your research as several times we have asked the sales agents at different new community’s and they were not well versed. We have friends that several years ago purchased in a new community and never realized until after closing and after they moved in they found they were responsible for a monthly CDD fee. Now they purchased right before the housing crash and things were fast and loose back then. People were jumping at the chance to buy a new home when they were told they qualified.

I am pretty old school and the thought of buying into CDD fees is not the norm for me but in this day and age it is becoming the norm unless you buy in a non CDD development.

I hope we never have another crash but if we did CDD fees are going to break a lot of homeowners back if they are forced to sell with those monthly payments.

I'm not sure a CDD fee added to one's taxes would have a ton of bearing if we have another crash. Sure a couple hundred extra in your property taxes hurts but if that is what breaks a family, they were probably overextended in the first place. Beyond that, one could argue that the CDD communities such as Nocatee, Durbin Crossing, Julington Creek Plantation have far better amenities than non-CDD communities. The three I named above have huge pools (multiple at each), baseball fields, multiple playgrounds, private gyms, tons of preserve and other things that the non-CDD communities do not have or have at a much smaller scale. I feel like the homes in those communities will always have higher value for the communities themselves. Basically all of the houses here are very similar, it's the communities themselves that set them apart from one another. Which is why you're seeing so many ridiculous marketing ploys at every new master planned community (fake beach!).

Fake beach.......ha. We visited there and the I have to say the beach and model homes were pretty awesome but between the mandatory beach club fee (that we were told you had to pay to use the beach), the CDD and monthly HOA it all came close to $900 a month. The salesman was pretty nice but they were spinning numbers at us. Like you could use your up grade allowance to pay towards the CDD if you wanted. They had quite a few of the beach side ones sold but adding up those monthly’s really blew me away.

I will be surprised if they are able to sell those properties in that area with such high fees. If that was in PVB I think it would be much easier but that's just out in the middle of nowhere (currently), I don't know how or why anyone would pay those fees for a giant pool that you can probably really only use 8 months out of the year anyway. I'm sure the "prime" locations will go fast but if you aren't facing the water I just don't get it. I hope they do well because I know they're also bringing a lot of retail to the area, which we desperately need.
