Agreed. We took the "avoid CDD fees" route once and ended up with a house on a street where people started accumulating old cars and toilets in their front yard. We just short-sold that house for half of what we paid for it. Now the CDD fees don't bother me so much.

CDD fees are like gates without bars. The price tag helps keep the riff-raff out.

It's based on the size of you lot, so it's going to vary.

I understand that, my point is that if the CDD fe is $3,800.00/year it will always be $316.00 a month vs $216.00!

I may have missed it or it may be in a different thread, but Robin55 posted a link to the status of all Florida's CDD's and which one's are currently in default and which one's are on a "watch list"?

It might be a better idea to buy a more expensive house and use the money you'd pay in CDD fees for higher mortgage payments. On the other hand - people can default on their mortgages. On the third hand - the people who default on their mortgages will usually default on their HOA and CDD fees too. Robyn

CDD fees have nothing to do with how people keep their houses. Property appearance/maintenance is a function of HOA or similar rules - and a HOA/other responsible body that is willing/able financially to enforce the rules. Robyn
