That sounds like a lot. We pay about $1800 in Nocatee. I know it depends on lot size and neighborhood here and it doesn't included our annual HOA dues, but $3800 sounds steep!

The numbers I provided are what numerous builders have provided me. The HOA at Durbin is $55 per year. So while the CDD seems high at $216+/mo, the HOA is only $5/mo.

I believe you...just saying that seems like a high CDD cost to me! The lower HOA does offset that a little, though.

Taylor Morrison is still paying off the bond portion of the CDD for new homes in St. Johns Forest. ICI may also be doing the same in St. Johns Forest.

I'm just speaking specific to Durbin Crossing. There may still be some builders offering to pay some or all of it, but I never got to a stage in negotiation where a builder was willing to work on it. Instead, we received a design center credit.

Just bought in Nocatee Greenleaf CDD as follows. ...
40' lot =1662.78
50' lot =1812.07
80' lot =2260.00

Yearly HOA $96.00

Thanks for the helpful information. We will definitely be looking at the 210 corridor where the schools are top notch and there are minimal/no CDD fees.

I would rather have indefinite choice and buy a gym membership or a yearly pass to Aquatics if I want to, rather then getting stuck indefinitely with unpredictable mandatory fees.

FYI, the HOA fees for GLV are going up to $125 next year.
