We are hoping to relocate from Arizona, just put in for a nursing job at the VA. We noticed on some real estate websites that some homes have both city and county taxes. Is this the norm? Some only had the county taxes. Here in AZ, everything is wrapped up in one tax bill. Got excited seeing that county taxes are low and then noticed the city taxes as well and just trying to figure everything out. With the combined total, the taxes are more than we are paying here for sure. Looking in the Elizabethton / JC area. Thanks for your input!

Yes. For a $200,000 home w/in JC city limits and in Washington County, your property tax bill will be about $800 more annually compared to a home in unincorporated Washington County.

If you live outside city limits you pay only county taxes. Within city limits you pay both city and county taxes.

If you live outside the city limits, but in Washington County, and are on Johnson City Water / Sewer / Trash pick up, you should know that your rate is double what it is in Johnson City. Our realtor did not tell us this (she may not have known.) Anyway, we live about 1/2 mile outside the city limits in a subdivision, and our bill is about $75 higher per month than my friends inside the city limits, so you really are not saving anything by living outside the city limits if that is what you are looking for. I just wanted to pass that along since it was something I was totally unaware of when we bought our house. If you are on well and/or septic, of course, you would not have this issue.

Are there many homes with wells in and around JC? That's what we have here in Maryland and it's great not to have to pay a water/sewer bill

I think there are a fair amount. I specifically wanted to avoid well and septic because my mom had just spent a couple thousand on a new leach field and it made me leery when I went house hunting here. Not that it narrowed down my choices tremendously, but I did have to cross off some of the more outlying properties from my list for that reason.

I think you made a mistake but we all look at things differently. How long has your mom lived there and how many water/sewer bills does it take to make up that $2,000? I'm thinking not that many, especially if water and sewer is as expensive as people seem to be implying. I have no idea what water/sewer costs but let's guess low at $50/month or $600/yr. In just over 3 years the field is paid and you are savings $50/month from then on.


But then I totally get why some would not want to roll the dice on the possibility, even a slim one, that you could have a big expense.
