how in the world doi find a listing of apartments that take evictions? i have 2 very good jobs.....this evictions was 5 years ago in calif......i have been online for 5 hours now trying to jjust get alist of places that would even consider me! i have even offered some places to pay rent 6 months in advance! i am desperate...sad....confused and feel like ill never find a nice studio here because of my stupidity 5 years ago! any suggestions
?

You can get weekly motels with an eviction with no problems. Otherwise, forget about it. I live in the biggest dump apartments and even they will not take evictions. I went through the same thing years back as you. After 7 years, it will disappear from your credit report, and then you can get the place you want.

Have you talked to any of the managers in person? If someone had 1 eviction 5 years ago with an otherwise good credit report and stable income, and some other rental references that were good, I would certainly consider them.

go in person to some of the complexes you like. Be honest w/ them and bring along some references (letters) and copies of pay stubs for them to see, and I'll be someone will help you.

look for a private landlord and be upfront. be prepared to pay first last and security.
ps. your other option is to roommate with someone who has the lease/ownership of the dwelling.
live it for 2 years, until the eviction is gone.

You might have better luck renting a house than an apartment right now too. It seems that property management companies and private landlords are trying really hard to get tennants in right now and are pretty forgiving about evictions and foreclosures-- at least if you meet their income requirements with no problems (meaning, you don't look like you could be an eviction risk again). Do be prepared for first, last, and deposit though.

(But, absolutely positively check the county assessor's web site for any house you're looking at to make sure it's not at risk of default and don't fall for any of the rental scams on sites like Craigslist [where the house isn't actually available and folks are phishing for contact/bank/background info-- see the house before giving any info!].)

that's the first thing they ask.. as soon as you say eviction, you're out! when my tenant stopped paying, became a pita.. i evicted her and made damn sure eviction was on her record.
