I agree and since I'm in upper Peoria then I'd say look in the four corners area where Happy Valley and Lake Pleasant intersect. Lots of new stuff up here, good shopping, more coming, great road system; regular housing and/or gated communities, mostly single family homes. Search in realtor.com on zip 85383 and nearby.

bbwwwahahahahah so glad we left in Spring 2019, some California liberal bought our house without question and we made 6-figure profit. Lived in Vegas for 10 years and we don't miss much at all, the lifestyle and casinos got old. With so many people moving in we felt it was a ticking time bomb...stores were getting crowded, traffic started to become hell and people started to become rude...more road rage and more crimes.

Oh well, we moved to a small city with low cost of living--so low we are halfway done with building our home on a 10 acre land...only 15 minutes from the city. It's so quiet and peaceful, the stars are so bright at night. City is great for family and kids.

My advice to people in Vegas, look at the big picture view of where you want to be with your life...get out while you can.

Life is good! So long Vegas!

This is what I'm in the process of doing, for all of the same reasons. What state did you wind up in?

I think you need to go back and do more research yourself on the real estate market and how it actually
operates. You can choose to NOT use an agent but most customers (myself included) do. And yes, we
expect our agents to know what the market has done in the past and be able to advise us on what THEY
think the market will do in the future. The same concept holds for people that use investment advisors for investment advice and medical doctors for medical advice.

I did hold a real estate license (now inactive) so I am educated on what the state (law) requires real estate
agents to do and know. As in any professional, there are some agents that are more skilled than others
but it requires much more than being a simple paper pusher or processor.

I'm not sure why you are telling other people or trying to decide for them whether or not they should
purchase real estate now...that's the height of arrogance and hypocrisy.
So what makes you the expert all of a sudden?

Case in point, any monkey can get a real estate license. In fact it's GLVAR's job to get as many of you dimwits signed up and paying your annual dues. There are no barriers to entry, so anyone that has a couple grand can buy their way in. You need zero knowledge of the law, except enough to pass the exam.

A real degree takes 3 or 4 years (or far longer) and takes real effort to get and actually adds to the productivity of the country. I'll say it again, real estate agents are an unnecessary middleman. They will be obsolete within 10 years.

You get clients by marketing yourself, no one cares about how much you know, it's a popularity contest (see current president). You hand out flyers, host open houses, any bimbo can do that.

Investors know more than uneducated agents, that's their job. Your job is to fill in the blanks of a document, and you are allowed to use crayons.

^ I was born and raised in Texas. If you can deal with the humidity, it's not bad.

Current Las Vegas valley humidity: 19%

Current Texas Hill Country humidity: 89%

It's freaking brutal.

Today was glorious. I love the dry heat. Only bummer is the crusty boogers and dry skin for us newbies, LOL. I'll learn to moisturize every square inch eventually.
