Question without seeing like a spoled Ca brat, yes i know, but i do love the beach area, and the breezes. My home has more then 50 ft on the sides, houses not close to each other at all. My lot is about almost an acre lot, which i want to get away from. However so many of the homes in NV are so so close together, i may be spoiled, because every home i have lived in, are not close together.

Are there any areas, where the homes are further apart and not on top of each other. We are maybe thinking of retiring there, but i want a very good area, with things to do. Does not have to be right there in Vegas. But coming from the area i live in, yes it is elite, i do want a nice area. Summerlin if i remember was nice just ok to me, but the houses were close together. What areas do i need to look in, where there is not that much crime. I would like a lot at least around 13,000 sq ft, are there any areas around that could match what we are looking for. Thanks

Many. If you wish to spend more than 600K you can end up on any number of locations with most of a half acre and nice views. For 1.5 million you can do it in the Ridges in Summerlin or on the Queensridge golf course. And there are others.

If you want to spend somewhat less the Lone Mountain RNP works...half acres up from about $300K to a million. There are similar enclaves in the SW and SE.

YOu might like one of the small gated half acre tracts...or one of the houses to the west with the great unobstructed views.

Thank you so much, i don't know a lot of the newer areas all that well. Maybe about 1/2 acre with retirement. My home can be less sq ft then we now have maybe around 3.000 sq ft, but prefer a single level as we now have. You know even a 2,800 sq ft home would be great. But we are looking for a larger lot, I thank you. We have friends who live there but in the city, and work at the Wynn and one of the newer casinos i have not even seen yet. Will $400 to 500K buy us somewhat of a semi custom home. Infact what will that money buy me in NV. Do not want to go over $500k if we do not have to.
The areas you speak of with half acre tracts, what area is this is it newer.

Thanks again, want to check things out there.

I am going to be honest, a couple people have contacted me with thinking of moving or retiring to Vegas. Honestly, one guy knows where we live in SAN CLEMENTE by the beach, knows the area very well, the town, it's beauty, and told me i would not be happy in Vegas. He said crime is up on every corner, prositutites walking up and down STREETS, and lots of gang violence. He said the town is not what it once was. A water shortage, home values plummening very low, and transients on the corners. Is this true. He told me there were drive bys, at casinos and at by standers. This truly is frightening me. He told me next year he is moving his family out of Vegas. He says on every street corner, their are bill boards, with half naked women, he told me after a while when you have a famly, you get tired of it all. He said it is over croweded, and the locals don't have a vote or count any more, that tourists do more then those who live there. Is there any truth to this. I was told by 3 people that the schools suck out there, very poor educational system. Gosh i was told that most the people who move there are stupid people, if there is no truth is this, too many people are telling me the same thing. I don't want to retire in a crime ridden area. I am coming from a very beautiful safe area. Any safe areas out of Vegas, that i may consider, with nice semi custom homes and some land. of maybe 1/2 acres. We want to spend around $400-$500k and no more, what will my money buy us out there, now to tell you the truth, i am scared to even look out there.

I am going to check things out for myself and the different areas. There are good and there are bad areas in every State, stay away from the bad. I am going to be talking to friends, and realtors there, one i kind of know, I am grateful to those who got back to me but olecapt, you have been the nicest and most sincere i believe. I will look into some of the areas you mentioned. I have always had a great time in vegas, but never looked at it from the standpoint of maybe wanting to live there some day, that does make a difference. Moving to a different State is a big deal for me, so laugh if you may, but a big move to a different State no matter what State you choose to move in, is a very big decision for me at least. I take this seriously. I have not been to N LAS VEGAS in years i mean years, when i knew it was not that bad, what happened to it. What do ya all feel about the hendreson areas, are their newer areas around, i have not heard of.

there is some great properties out by me in southwest vegas... mountains edge area. Discovery homes has a single level 2300+ sqft model in a gard gated community(the one I bought) for about 225k but that model is upgradable also... three car garage and a second den. these are semi custom homes on smaller lots, 7500sq ft or so.

there is also a NEW 52 home gated area going in right across the street from me of single level homes on 20,000sq ft lots. the model is beautiful and the homes start at about 4500sq ft in the mid 300's. I personally like southwest area over lone mountain area, but that's just me. a minute or two from the 215 on buffalo or durango and about 12-15 minutes from the strip or red rock.

YOu are well into hopeless silliness. I came from OC as well and found very little practical change in the neighborhoods. We prefer the Las Vegas climate to the coastal CA one. Rather the heat than the June gloom.

Nice Las Vegas is interchangable with nice OC. The crime figures for Henderson for example are very much the same as those of Irvine CA. The crime rates in any of the nicer suburbs are similar.

In many dimensions it is vastly superior to anywhere in So CA. You can for instance get from almost anywhere in town to anywhere else in half an hour. Try that in OC. Housing patterns are quite similar though we have large properties in various sections that are very difficult to come by in OC. Maybe way inland...but still two or three times the cost.

In general you can find half acres in the Lone Mountain RNP that are 3500SF single stories for under $500K. There are similar places in the SW...not in Mountains Edge though which tends toward denser tracts...which are similar and in the eastern edge of Henderson.

One sees an occasional bum and gets hit up by a beggar once in while. Just like you might in OC.

I also spent decades in Irvine and the hills of orange... I just moved from santa barbara area(still have a home there). I like it out here a lot. no traffic, wonderful amenities and much more. I would never admit to sayign it's better than OC or the coast of california, because it is not... but the tax situation in cali is out of control.

I think the key statement in olecapt post about mounatins edge, is TENDS. there are some very nice tracks in our area.

We disagree but not by a lot. My main alternative to Las Vegas was inland SD county. The coast is a good place to keep a boat...not to live.

Is there anything in Mountain Edge bigger than a quarter acre? I can't think of a tract with anything bigger than that. There are some such tracts in Southern Highlands. Summerlin, Green Valley etc but they will generally run well over half a million.
