Hi All! We are making an offer on a home in the Sweetbriar community of Quakertown, PA. Unfortunately, the seller agent does not yet have access to the HOA regulations as this is a short sale and the seller lost them. This information may effect our offer. Does anyone have any details about this community and what HOA regulations exist, if any? We are particularly concerned about fencing as most of the homes in the neighborhood with fences have split rail and we prefer privacy fencing. However, we saw 2 homes with solid fences... Would just feel more comfortable if we knew for sure before submitting the offer in writing on this house.

Really appreciate any help on this

I actually found the same document before posting on this board. However, from the research I was able to do I found that Phase 3 appears to be the Estates at Sweetbriar and they hold a separate HOA.

I've read dozens of other forums with people complaining about the lack of presence the HOA has, and the fee is so small I can't imagine they have too many regulations. From the same site you referenced above, I'm beginning to think that they may have disbanded after 2009. Their website is no longer in service, there have been no further newsletters posted on that site, etc.
