My husband and I are senior citizens looking for a waterfront home in Nassau County. Our preferences are Long Beach, Lido, Bellmore and Wantagh.
In our shopping, we are seeing a lot of variations in the tax prices. How do we know which of these areas have the lowest taxes?

To our amazement, the bulk of the taxes were for school tax, as opposed to RE tax. How do we know the best place to look based on which town has the lowest taxes???

Default Understanding the geography of "Lawn Guyland"

LBFalco, school taxes, just like the other property taxes levied on a property, are real estate taxes, and it is the rule, rather than the exception, for school taxes to be around half or more of the annual property tax bill.

In case you are unfamiliar with the local geography:

What people refer to colloquially as "towns" are actually villages and hamlets, which are within actual towns; and, because villages and hamlets are referred to as "towns", then, many times, the error is compounded when actual towns are referred to as "townships".

Also, many colloquially refer to a "downtown business district" in a hamlet as a "village".

When you do find a house that you like, you can find out in which community (city, village or CDP) that house is actually located, which is oftentimes different from the community named in that house's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

And, regarding school property taxes: among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

Also, LBFalco, many times the large variation in school property taxes reflects whether or not there is commercial property in a school district, helping to offset school property taxes, or if the school district is primarily single family homes, with higher school property taxes because of a lack of commercial property taxes.

Thank you for the info. But within the towns I mentioned, is there a difference in the rate of school tax that is charged

The tax rate varies from district to district. Long Beach is a city, so their rate is going to be different then Bellmore, which is a town. We live in Bay Shore, our tax bill is approximately $8000 and $5600 is for the school. When you pay more for a school, usually the neighborhood is a better one.

Don't know if this has any relevance to the taxes, but bellmore & wantagh have a better school system than lido & long beach....which both send their kids to Long Beach HS as I believe Lido doesn't have it's own high school.

Secondly, are you looking for a house or a condo? Most single-family homes in Long beach are not waterfront. It is mostly buildings along the shore rd. boardwalk...and alot of them go for over a million. I think Lido is the same...there isn't a boardwalk and the at the end of the street is a dead-end with a fence, fencing off the beach from the homes...so technically that is not waterfront either. I am talking about the ocean-side...not sure how it is on the bay.

Bellmore is a hamlet not a town, according to walter...and I know he is going to correct you.

Since villages and hamlets can be in more than one school district, then depending on where a property is located within a village or hamlet, the school tax rate applied to that property's assessed value could be different.
