I'm not so sure about that. At my place, they send around notices telling people when they are going to change the AC filters, etc. That's not an emergency, but it's also not a question of asking. They tell us when they are going to do it and that's that. I don't have my lease in front of me, but I believe there is something in there about regular maintenance.

That's the notice. They don't have to ask, they simply have to post a notice.

That's what I figured.

I think that's fair. It's their property, after all, but providing notice gives residents time to reschedule their naked Wii tournaments, etc.

The OP does have a choice...He/She can wait till the slumlord goes to court to get an eviction order. That will give some "wiggle room" to find a place, and with a small child in the mix, the judge might give a little leeway.

You're right about the leeway - most evictions are stretched out to 6 months. But what the tenant may not know is that their credit will be ruined by the eviction.

Then move...you may still have to go to court. Just make sure you offer the landlord the rent for the time you are still in his place. If he refuses the rent, keep the money in a separate account just in case he lies to the judge and tells him you didn't offer it.

Question landlord pops up

[HELP}
we have rented this home for three months. first incident, i have company in the back yard, landlord and wife pull into my driveway and proceed to come into the yard to find out who is with me. second incident, i build a bombfire in backyard(legal) my daughter is outside with my grandchildren. landlord comes over with his niece and lights my bombfire, hangs out ---and his daughter (28) comes over with thier two dogs. dogs proceede to eat the hot dogs from the table.they stayed till 12:30 am. we just moved in what next??
AND ALSO THEIR DOGS POOPS ON OUR LAWN ALL THE TIME, THEY WALK THE DOG OVER AND JUST LET HIM DO HIS BUSINESS, WHY DOESNT THE DOG GO IN THIER YARD?

depends on rental agreement but you have the luxury that we home owners dont have you can leave when ever you want to and if he/she is invading your privacy its time to call lending tree get a mortgage and get the heck out!
