The Southern State Parkway is a great barrier.

Also keep in mind that the southern part of Central Islip is not bad.

Note that the area that is just west of Carleton Avenue can be either East Islip or Islip Terrace, and their property tax rates can be a little higher than Islip Hamlet. Also, Irish Lane (near Brookwood Park) is East Islip.

The school district is the biggest concern in Central Islip, though there is a small sliver of CI that goes to Islip schools - the streets east of 111 from Locust Ave down to the SSP have CI mailing addresses but attend Islip SD.

As far as Islip itself, one of the good areas with relatively affordable real estate is the small neighborhood north of Sunrise with the Ivy League streets (Harvard, Yale, Dartmouth, etc) - it's somewhat isolated and tends to be very quiet, with mostly well-maintained middle class homes. Great place to raise a family.

North of Sunrise between 111 and Carleton, Champlain Creek divides Islip and Islip Terrace. Properties to the east of Champlain Creek are Islip Terrace with East Islip schools.
