That's the first issue. Part of South Setauket is NOT in the 3V. Buyers looking in this area are best off calling the school district directly to see if a particular house is or isn't 3V.

It's a more desirable school district, however it is still south of 347. Some of the neighborhoods south of 347 look nice, some look Centerreachean. Crap shoot, really.

Go for South Setauket Park development. It's not as snazzy as the rest of the 3v area, but it's easy access to 347, Nicolls Rd, and gets you into the school district. It's in 3v schools, and you can really haggle on home prices there. There are homes there with legal accessory apartments that will easily rent to a Stony Brook med student and zero out your tax bill. Best part of that development: gas, sewers, buried utilities! You do NOT find that out here in Suffolk!!!

Once again: Not all of the South Setauket Park community is in 3V Schools. A small portion is zoned for Middle Country.

On the positive side: The underground utilities are a plus, and it's actually nicer than some of the critter section streets off Old Town and Sheep Pasture.

From what I hear, many of the people who still live there in Suffolk county want to leave it. I wanted to go back to it, or go home I wish I could! But when I looked at all the rentals and houses its just overwhelming and you need a section 8 voucher worth a whole lot just to get an apartment!!! Even then the cost of just the electric bill there for lights is more than I pay for my heat and the discounts you get are nothing. However, I do want to go back to my old Long Island I used to love but its no longer there .. so sad they drove the taxes so high with the school salaries and cops that use stun guns on people with heart conditions.. all the incredibly rude, stressed out arrogant people there.. omg and the plum island melt down that washed up a deformed starnge boar read lab 454 good scary stuff.. oh that's why I got so sick.. I used to love driving thru the Hamptons, ven the best soft shell crab on Long Island in Riverhead Cliffs.. was all so great then and the beautiful little fram stands.. omg briong back my Long Island with affordably houses and low taxes.. fire all the teachers and cops and govt people? getting outrageous salaries and take back the housing boom that made the people some get rich and haughty and rude and arrogant overnite so obnoxious, try calling there sometime just to get an apartment never have I seen such rude stresswed out in a hurry people!!! The flip side is... I miss my old town I grew up in and so do a lot of people that wish they could get the riff raff out on section 8 did you know they get well over $1533 a month for the rentals for the grossest little apartments if you also got lucky and got on the wait list years ago. don't worry they still have outrageous electric bills.. The other people I know won the housing lottery and have tons of monmey they still want to escape themadness and costs of running there 800,000 houses they paid 28,000 for!!! now that's bad if you have money and still want to get off Long Island !!
