Are there any parts of LI where you can score a big home for a cheap sticker price like you can in some southern states? (Centereach: foreclosed, sex offenders)

Type in any street in Wyandanch into Google Maps and take a stroll down street view. It's a lovely tour of foreclosures, boarded up houses, cars on lawns, etc. Take a stroll down anyone those streets in real life at around 10pm and see how you end up.

Now where talking. Sounds like a good investment to me as long as the price reflects the deterioration.

I was actually just doing that but will do it again

That's just one street I randomly picked. Move down that street and you'll see some even more gold.
Don't kid yourself that Wyandanch is anything but crap.
Being a gangster there must be boring or a must. No type of anything to do there. No bodegas. No Kennedy Fried Chickens and nobody there looks like they are interested in playing dominoes on the street.

I'm pretty sure there are bodegas as well as a Crown Fried Chicken
And they have backyards to play dominoes in
Also, it's probably easier to be a gangster somewhere like that without police all over the place like Brooklyn's hoods. Plus, did you not know that most of the country's ghettos resemble Wyandanch more so than Brooklyn or The Bronx? NYC is unique in having super high density hood areas.
Freeport, and Nassau county in general, is just too suburban, and too close to NYC for my investment liking.
Freeport is more urban than anywhere in Suffolk County

What about all the Yemeni bodegas and Jamaican restaurants?

Good question. I would guess it's because taxpayers have to make up the burden of non taxpayers.

But Bushwick in 1999 must have been more interesting than Wyandanch is now, that's the difference
