If there’s an outside oil tank demand it gets abandoned in place with a certificate as well.
Just as extra clarification: it's the buried (underground) oil tanks that are a problem. If the tank is outside but above ground, not a problem, it can be left in place.
Also, some homeowners insurance companies will accept an underground tank if it's fiberglass rather than steel. Our last house had a 500 gallon fiberglass underground tank and never a problem with getting insurance. But if it had been steel it would have been a total nonstarter.
Fiberglass tanks look like a giant round Christmas tree ornament, lol. They are typically the larger sizes, i.e., 500 or 1100 gallon capacity.
Thanks for all of the information. I wasn’t aware of the high water table issues in Hauppauge. The Pines seems like a great place to buy. I’ll try to see that house you linked. Wouldn’t be a bad purchase if I could get it below 500k.
I like saint james but it can get a little pricey. I like Smithtown too but the taxes in most parts are insane.
We only starting looking in Lake Grove because we figured further east had better prices but I would rather stay west and north.

Piggybacking off BBCJunkie's advice on St James and 3V school district: There is a minute portion of Lake Grove which is in the 3V school district, so taxes may be higher than a Lake Grove home which is not in 3V.
The red section south of 347 and west of Nicolls is Lake Grove and 3V.
Hauppauge is the nicest of those towns. Smithtown is huge so theres nice and not so nice parts. St James IS beautiful but that beauty comes for a price.
Yes, Village of the Branch is notorious for that. When I was house-hunting I wrote off that entire section because of it. As you say, it's because of the above- and under-ground location of the Nissequogue River.
The cesspool companies that service the Smithtown/St. James/Hauppague area know where exactly the problem streets are, so it's a good idea to check with them. AAA Cesspool has many customers in that area and when I was considering any house I called them (speak to/ask for Margaret) and asked how that street is re: the water table. A few times the sellers were customers of theirs and so AAA was able to not only tell me whether that house had recurring issues but also whether the existing cesspool is block or precast. Don't count on the seller or realtor to tell you the answer to that last one; often they have no idea, and sometimes when they do know that it's an old cinderblock pool they won't admit it. They figure you won't want to spend an extra $175-$200 to have a cesspool company come and do an inspection with a camera. DO IT. It is worth it. If it's a block pool it is way overdue to fail, and new cesspool/septic is not cheap, so best to know that going in.
Village of the Branch is a very desirable part of Smithtown and not the problem area you are making it out to be. If it was as terrible as you say there would be for sale signs all over. Work has been done to remedy the groundwater issue.

If so, that is good news. I do know that when we were house hunting in the early 2000s it was still a major problem. And we were seeing houses around Terrace Lane and Branch Drive... not even the ones closer to Miller's Pond which even my local St. James realtor said would be just asking for trouble.

Lake Grove has some 800,000+ homes including one going for 1.68 million.
Don't know where you got your numbers from. 800,000 homes in Lake Grove??? All of Suffolk County doesn't have that many homes
And the one for $1.68 mill is RIDICULOUSLY overpriced.

mlsli. I'm not joking. Near Smithhaven mall. This is the > 1 mil home. Others on that block are in the 800,000 range.
