My wife and I haven't been looking to sell my house or a buy a new one, but an opportunity has presented itself that I have to look into.
We have a chance to purchase a home built about 40-50 years ago in the Merrick area that is a single story with an unfinished basement. In order to make this work, we would have to dormer out the top and I am looking for suggestions on companies as well as recent pricing.
We have talked about 3 options:
Dormer (turnkey so we can move in when done)
A shell (do the work while living in the house)
modular dormer
If the group could provide pros and cons for each, I would love to hear it.
Pricing is going to be the main driver here.
For details, the home is approx 1,100 sq feet (25 wide x 44 long). We are looking to add 800 - 1100 sq feet made up of 3 bedrooms and a bathroom.

I would call Shells Only and get an estimate. They do just shells or soup to nuts. That way you will have some numbers to work with that are realistic. Even if you use them vs another estimate vs another estimate for comparison.
are you adding additional living space to the second floor or adding a 2nd floor extension? Sounds like you want to do a 2nd floor extension. Ballpark is $200K - $250k and can easily be higher depending on finishes.

There is currently no second floor. I am looking to add a full second floor with 3 bedrooms and a bathroom
And don't forget your RE taxes will increase noticeably from where they are now
ahhh yes, the downside to living in this wonderful county is death by taxes. I have assumed an approx $5k increase based on this. Is there a way to determine more precisely before I move ahead?

Don't know what Town you're in. In the Town of Huntington, location plays a part in it (no clue why). About three years ago I was told between approx. $2-$3/sqft for living space, depending on location; that may have increased since then. Your Town would be the best source for more accurate information.

A dormer is essentially building out a 2nd floor which already exists. It makes the living space larger.
You're not talking about a dormer but adding an entirely new floor to the house. That will also impact the foundation which was built for a single story.
The work to strengthen the foundation so it can handle an additional floor will also be expensive.
