OK, Manhasset is more Asian than I remembered--both Manhasset and Roslyn are ~10% Asian. They do have some black students, but under 5%. I'd say those are pretty white districts.

Also, another area I thought of was Glen Cove. How are things there? Same with Farmingdale and West Hempstead.

Long Beach is mostly condos & co-ops. As much I don't particularly care for LB, I wouldn't consider it a bad town. Condos & co-ops are not the reason that Roosevelt is a bad town...or any other town for that matter. I don't know if race has anything to do with it, either. It's just a bad town, who knows why.

It also borders Freeport, Uniondale & Hempstead, which certainly doesn't help any.

Gordon heights could be just as bad...

Not even remotely close....its not Roosevelt funky Dawg.

It fact Gordon Heights is looking pretty good these days.
They have a very good Civic association in there and they are trying.

There is hope for the Heights, I have seen steady progress in there over the last 10 years.

Homestead Village is still a nightmare but the homes by the park on Granny Rd have really come a long, long way.

Is Howard STILL complaining about that?

Well he did learn to do an excellent black accent for prank phone calls, didn't he?
