When i do finally settle on a SD, which has to be very soon, do you have any tips about how I should go about selecting a real estate agent? I'm new to all this as you can probably tell.

You have a few here on the forum

Seriously, someone who is familiar with the area and your personal concerns (in this case knowledge of special ed, etc.), possibly a designation or two, probably not a newbie but someone with experience, someone who is comfortable working with a first time homeowner, definitely someone you feel comfortable with and trust to do the right thing for you and, in my opinion, a Buyer's Agent.
A Buyer's Agent works for you, not the seller, and can tell you everything there is to know about a property, good and bad. If the agent is informed about current financing issues, that would definitely be a plus in my opinion.

Don't hesitate to interview several until you're comfortable - you're about to make a BIG decision!
