Hi everyone this forum is great .. I currently live in queens .. south side of Elmhurst hostpitale. I am looking for a home in LI is a nice area with decent schools Nassau or suffolk. Ive seen homes is different areas. Most in need of allot of work. My problem is i need to find a home under 250K.

I saw a home this past Sat. in E. Patchogue on Americus Ave. Is this a nice area and if not what areas would anyone reccommend I be looking at.

Under 250? Try Lindenhurst, maybe West Babylon, parts of Bay Shore?

If Patchogue works for you, you may want to check out further north (Rocky Point, Sound Beach). Some starters in your price range and in excellent school districts. Check out Ridge also!

I just bought a short sale house, so I know there are some listed around 280,00 that you can offer 250k on. Mostly southwestern Suffolk county. Ask Moderator cut: realtor to have him send you his daily listings of short sale houses.

I disagree and as prices continue to fall, that will be less and less likely, especially considering the OP is looking way out in Suffolk County. However, even in Nassau, you can find homes listed a bit above that ($275-$300K) that may be able to be negotiated down. Take Levittown for just one example. You could find a few there. Who's afraid to walk around Levittown at night?

Try levittown too...they're houses are usually around 299, and if you get a little fixer uper you may be able to shoot for 250.

As long as people think this way, Long Island will never recover from the housing bubble.

At about 3x the median income of the area, there has to be countless places to buy a home and feel safe at night.

thanks all for your comments. ill start looking around thoose areas. I did see a few homes in rocky point, they both needed may too much work but i guess thats what you get for 199 and 169.
