I signed a lease for a house in Walnut a week ago that is north of La Puente road but close to Nogales st. I thought that the area was really nice but I started finding out that the areas east of Nogales aren't that great (south san jose hills / west covina). Does a lot of crime spill over into Walnut? How bad are these areas? What about Rowland Heights around colima road? Is the puente hills mall bad? Maybe Brea mall is worth the drive instead?

Colima Rd in Rowland Heights is awesome in terms of amenities, food, and shopping--but Colima Rd has a couple large apartment complexes with lots of many different types of people moving in and out. It's not unsafe, but not as safe as the less busy parts of RH.

Puente Hills Mall is sort of dumpy because it can't attract good stores. Brea Mall is definitely better.

As far as the crime stats I looked at this forum regarding walnut. Said very safe with high income. should have looked at adjoining areas too though. Seems safe on the walnut and rowland heights sides. Driving towards west covina becomes bad...

did you have a good vibe when you looked and signed? that right there is a indication.

keep in mind crime is all over but i understand we all want low crime vs. having it every night of the week. Good luck with your new pad and let us know how it pans out.

Walnut is affluent. It is patrolled by LA County Sheriff. High population of Asians in the area, if that troubles you, but they are affluent, if that matters to you, as well. There really aren't many problems there. You definitely need a car as the general area is VAST with no really villiage fell at all. Access can be difficult with the 57 and 60 freeway junction that can sometimes spill out onto the street if there is an accident, and not many streets that go through. Much of the area was mostly industrial (hence the name of the adjacent City of Industry) and it can be a miles before you get to the next through street providing access into and out of the area.

Yeah, Puente Hills Mall isn't too bad, but Brea Mall is often preferred by residents of Walnut and Diamond Bar area because it has more upscale stores. It is just over the hill on the 57 freeway. However, tons of restaurants around the Puente Hills Mall. The traffic around Puente Mall area can sometimes be insane.

In short: Walnut pretty wealthy with no real problems, while other areas can still be affluent, but more congestion and traffic and more of a mix of incomes and both areas have a very high Asian population.

A Metrolink commuter train station (Riverside line) at adjacent City of Industry off of Brea Canyon road is the ONLY way to commute to downtown LA if necessary. The 60 freeway is a BEAST!
