Meaning an low income area that was completely gentrified? I starting to see this right now. Especially considering how cheaper the houses are in South LA compared to the other areas of the city. I've seen a few hipster types south of the 110 on Crenshaw.

But I think South Central comes with a much worse reputation than Harlem, no?

Where exactly would south of the 110 on Crenshaw be?

Lol... I'm sure Hipcat meant south of the 10/Sta. Monica Fwy, or past W.Adams Blvd.
And how do you suppose that what is now referred to as South L.A. "comes with a much worse reputation than Harlem?"

It seems to me that the Hispanics seem to be replacing a lot of black folks. I hear that Compton has a really large Latino population.

SO... not sure how that would come into play.....

No, not if you compare it to before the gentrification of Harlem began. I worked at Clumbia University for a short time and it was very bad in the surrounding neighborhoods. There were a number of random "accidental" shootings of teachers and students around the public schools as a result of the gang violence.

This is an interesting question...I don't really know the South L.A area well (as in hanging out there..I did go to USC which is considered South L.A)..but considering how other areas have gentrified I wouldn't rule out South L.A also with Downtown become much more desirable and expensive...I could see prices coming up significantly. I'm not sure you could compare it to Harlem though..

But just because hipsters or white people or whatever aren't talking about the area now...if a couple trendy eateries open up I could honestly see things changing. I don't think it takes much relatively speaking to begin turning an area around. Especially in a city like L.A where so many people are desperate for affordable housing.

Something like this doesn't seem like the worst deal
3933 LA SALLE Ave, Los Angeles, CA 90062 | MLS# RS13069249 | Redfin

This is an example of a flip in that area..So you can see flipping isn't just happening in Highland Park ,etc

3942 DALTON Ave, Los Angeles, CA 90062 | MLS# OC13065042 | Redfin

If you saw what happened the last time around it wasn't just the cool areas that went up in value. The housing bubble raised prices across the board. There were some real deals as recently as a year ago..but of course inventory has really dried up and everyone seems to agree that "real estate is hot again" ...which is why it's always better to buy when people think the market sucks.

Interestingly, Harlem is also becoming proportionately less African American, though probably not to the extent South LA is changing. You have the Dominicans to the west, and East Harlem is seeing more and more Asian families moving there. However, I don't think it's going to lose its African American identity simply because of its long-established historical legacy and the institutions there, such as the Apollo Theatre, the Abyssinian Baptist Church, the Schomberg Center, Striver's Row, and Hamilton Heights.

South Central LA doesn't seem to have the same long-standing history as NYC's famed district, IMO., so it's hard to see it become another Harlem.

But right now is Harlem is miles ahead of South Central. You can't even compare the two. I can't ever see normal people actually wanting to live in South LA.

Harlem has not gentrified. It is still Black Harlem, or Spanish Harlem with much less crime. And I hear the chinese are moving into Spanish Harlem.
