And while the long-term trend in Venice has been revitalization and gentrification, the emergence of the tech/silicon beach thing in the last few years is only accelerating it even more.
Even from 12 years ago. I agree with that.

I was surprised when I first saw Abbot Kinney Blvd in January after all those years. (All new expensive shops).

I'm noticing areas like Hyde Park (though a little rundown) and Leimert Park undergoing the gentrification process in the past few years.

Makes sense because all the areas around it have been improving too. Culver City, Inglewood, and downtown L.A area.
Also I believe Leimert Park has generally been a pretty good upper middle class type area for a while right?
People also love the architecture in areas like Leimert Park too.

Maybe by the 2020s, the Harbor area or Southeast LA could be hit. By 2030, LA could possible become a fully gentrified city.

Maybe, hard to say. L.A is such a big city that it would be hard to imagine.
Neighborhoods are also constantly in flux.
As we have seen, areas that were once considered very nice then went downhill , and some are coming back again now.
Just because an area is considered a nice area today doesn't mean that same area will be nice looking 10,20 years into the future.
Just like with entire cities. Detroit used to be the wealthiest city in America! It was also #4 in population in the 1960s..now it's place has been taken by Houston,Tx as #4.

It would be easier for SF to be entirely gentrified because it's a much smaller city versus L.A

We don't have any big cities that are totally gentrified in the country, so I would be surprised if it happens in the future. But you never know!

Finally Boyle Heights is starting to lose against gentrification. They put up a nice fight but they should already know gentrification is enviable.

West Adams and "fillipinotown" and Westlake, believe it or not. Even frog town is going up.
