Not so fast. Those "dumpy" apartments can easily be sold to investors who will refurbish them beyond recognition, or tear them down and build something new. Hawthorne has potential, and surely within the next 10 years, it'll be clear.
Dude, you don't even live here yet. You still have your wet pipe dream (which, hey, is all good) about what it's going to be like, so don't go spouting sound and fury about on a subject others have a decade or four of experience on, and you don't.

Yes, Hawthorne is just screaming gentrification. Just check out all those beautiful streets screaming for a good hipster fence

Uh, exactly, hence my rationale for not counting out Hawthorne.

What the hell does it matter what zip code I currently live in? the fact that I have visited SoCal more than any other location in this country, and the fact that I'm planning to relocate there, does validate my OPINION on this very subject. I'm not a professional gentrification specialist and you aren't either. So honey, , whatever!

It's probably a good thing you are relocating to a less stressful city. Your posts suggest you are in need of some spiritual rejuvenation. Cheer up, don't be so miserable.

There's a 'pipe dream,' and a 'wet dream,' but what exactly is a 'wet pipe dream'?

West of Crenshaw:

Mid-City
Crenshaw Manor
Baldwin Hills
West Adams
Palms
West LA
Culver City
Westchester
PDR

I think the Expo to SM will be a game changer, much more so than the other light rail lines that've opened.

That poster doesn't live in LA either. I would simply set your stun-guns to "ignore".

Although I find it highly unlikely that Hawthorne gentrifies any time soon. The only real appeal is its proximity to "Silicon Beach" and the South Bay Beach Cities.

I guess you can't count it out but I wouldn't count it in either. At least not in 10 years.

I wonder if it will significantly improve those marginal neighborhoods in the middle or just be like the Blue Line and improve either end of the line. Of course, I would much, much, much rather live in West Adams than Watts, and so would a lot of people, so perhaps it will be a game-changer.
