I don't know much about the area but i know someone that flips homes in Highland Park saying it's the next hot area .

In this market it seems any relatively lower priced area is viewed as a hot or up and coming area .

I don't see the attraction unless you really want to own a home close to core LA and can't afford anything else.

While it might be a better than other adjacent east LA communities, it's still not a very good area. It's right next to Lincoln Heights, Boyle Heights, and East Los Angeles, which are all high crime areas with significant gang presence.

I was going to make the standard argument for cheaper areas in the city until I saw that 2 bedrooms are currently on the market for $500-600k and 3 beds are in the 650-750k range. To me that's insanity for an area with terrible schools, no restaurants/business and still ranked 81/209 in violent crime out of LA neighborhoods.

Yeah that's the thing , I've heard people say Lincoln Heights is upcoming but when I looked tiny shacks that would need a lot of work were like 500k or something .
Many of those houses are very very old too .

The valley neighborhoods I think are relatively a much better value .

But many people just write off the valley entirely.

Some call it an up and coming area (typical during housing bull markets) but I still see it as a dump with high crime, bumpy roads and awful schools. Just telling it like it is.

Yeah I told my friend the problem is the schools... the ratings were like 1-3 ... I feel like it would be hard to sell to families plus even people without kids because it would impact resale....

You can find similar priced houses in Burbank/Glendale with much better schools.
