Relocating to louisville, but want to rent in prospect(oldham county) (Bardstown: for sale, apartment complexes)

My family lives in Etown, but my husband is starting work in Louisville near downtown. I absolutely do not want to live in Jefferson county and would like very much to send my boy who's 4 and will be starting pre school this fall into the Oldham county school district, preferably Montessori or Christian type school. We are not yet in a financial position to purchase a home, however that is our goal within the next 2-3 years or so. We are looking for a long term rental in Prospect, but want to be in the Oldham county area of that city rather than the Jefferson county area of Prospect. We would like to spend no more than $2000, preferably no more than $1700-1900 a month on a 3-4 bed, 2+ba, 1/2 acre-1 acre or more FENCED lot, with a finished basement, close to I-71(but not necessarily required), no more than a 25 minute or so drive to downtown Louisville, preferably brick with a a large front porch and large rear deck, pure white kitchen with matching appliances/cabinets(I am VERY picky), neutral colors throughout, with space for my kids to roam outside and a large playroom area inside(for the colder months), also would LOVE a pool, gazebo, outdoor jacuzzi, open floor plan.....
Does anyone have or know of anything similar to this that I desire? I have looked at rentalhouses.com(nothing matches my needs), looked into Norton Commons(way too expensive for so little yard), and Crestwood, Goshen and Lagrange are just too far to drive. So you see my dilema. I also need to be in a house by June 1st. ANY help would be appreciated, I know this probably should have been posted in the Oldham county section of this website under KY but since Jefferson county is so much larger I figured I'd post here.

I am a Realtor. I am not soliciting your business. If you can buy a shack now, do. With the $ 8000 tax credit you can use as a down payment, it will take a long time to make up the difference in savings alone. If you still feel that you can't purchase a home, rent the absolutely smallest/lowest rent place that you can. Rent a $ 750 home and put the $1250 into a savings. Two years from now, you can have one very very nice down payment. Buy a home with at least a 20% down payment, save thousands of dollars per year on interest and Private Mortgage Insurance (PMI).

There are not a lot of rentals in Prospect. I would think about contacting a realtor that is active in the Prospect area (look on Semonin.com) for a realtor. Call them and ask them if they have any rentals or if they have any suggestions for finding rentals. By the way, Norton Commons is not in Oldham County.

You would be surprised. She needs to check craigslist daily. I must agree with Tomocox though....you guys are from the greater metro region and know exactly what you want....so just buy something! Another option is lease to own:

You would be very lucky to find such a rental in Prospect side of Oldahm county because we are literally only talking a few hundred homes, and almost all of them are owned, not rentals. However, today may be your lucky day. This one is about a 30 minute ride into downtown in the AM as long as no wrecks are on I-71:

Stx the home you listed is not in Prospect - it is "east of Prospect." We live in Prospect and I cannot recall seeing any homes for rent, although there may be a few now and then, I've never seen one. Once in a while there are condos or townhomes for rent, but again, very few.

There are quite a few homes in Prospect that are for sale and have been for sale for some time - some owners may be willing to rent - that is why I suggested looking on Semonin and determining the realtors who do business here - call them. They may know of home owners who are considering renting their homes.

yeah I know. As I said above, there are almost NEVER homes for rent in Prospect. And really all of OC is single family owned as well. rental homes are almost always in cities and OC is so sparsely developed that there are few apartment complexes or shopping centers yet.....

Once again, you know little of what you write when it comes to Oldham County. Facts are there are many homes in Prospect, Goshen, and Oldham County now available for rent. Are many vacant, no. The ratio of available rentals in Oldham County are on the same ratio as homes east of Bardstown Rd in Jefferson County. There are several apartment communities in Oldham County, again on the same ratio as in eastern Jefferson County.

I stand by my point, if one must rent, rent at the lowest possible dollar. Save your money. (oh, yeah, don't rent an old house with a poor HVAC system)

"many homes for rent in Prospect"?? Where are they? We drive around this area on a daily basis and I've yet to see any "for rent" signs on anything but a couple of condos. Tom you would be surprised how many homes are vacant in the Estate section of Hunting Creek - homes that have been for sale since before we moved to Prospect 9 months ago and I'll bet there are quite a few vacant homes in other subdivisions as well. I agree completely with you though about buying - if the orginal poster can scrape together a down payment and buy now - there are some bargains to be had.

You are correct that there are very few signs; however, many of the homes with a "for sale" sign in the yard are available for rent, too. By no means does this mean that a majority of homes are available, but many more are available for lease options (effectively rent to own) and five years ago there were none.

My point is that the OP should consider a smaller rental home, if possible as a second option.

Good point tomo. Renting a smaller decent place for 2-3yrs before getting bigger house is no brainer! $1250 x 36months = 45000
