I see on MBTA site that Waltham commuter rail has 50 parking spaces (that I assume fill up before dawn). But in other sites there is mention for 450-spot parking lot nearby that is permit only. How do I go about getting said permit, if I am not Waltham resident?

Awesome! By any chance, does anyone know how packed that lot gets say around 9:30AM?

There is a TON of parking in Waltham, and you can park overnight in the public lots. A pass is $650/yr (was only $150 a couple years ago until they wised up) and you do not need to be a resident.

There are some permit parking spaces (and many meters) in almost all lots in Waltham. The only lot that fills up early will be the inbound/outbound Waltham Center MBTA lots on Carter street but there is permit parking in the 2 parking decks (one behind the theater off Pine St. and one between Common and Lexington Streets.) There is also permit parking in the big lot on Crescent street (behind the Family Dollar on Moody). All of those lots are a block to the Waltham Center MBTA stop on Moody. So while the actual MBTA lot will be full by 7:30 there is ample parking elsewhere.

The 450 space MBTA lot in Waltham refers to the lot at the Brandeis MBTA stop on the southside of Waltham. I cannot comment on it's usage.

Keep in mind that 9:30 is super late to be commuting so if the weather is even slightly inclement the parking decks are going to fill up earlier than normal. These decks will be where people leave their cars overnight when there is a snow emergency and they have to clear the roads, and when it is supposed to snow people will fill up the lower levels of the decks before the outside spots AT the train station.

You can also ride your bike or take the bus to the train station in Waltham easily.
