Something you are hoping for or did you have specific places in mind? I have not heard of any building going on there.

Boylston doesn't sound like a very promising commute to Chelmsford.

Hadn't you narrowed it down to Acton / Westford / Groton?

Hmm, seems like the OP is wandering away from the main reason he wanted to move in the first place. Now he's taking the opportunity to buy a much bigger house instead of moving simply to reduce his commute time. Last time I checked, Groton had newer houses on bigger lots for the same price as Marblehead. It's a no brainer if you have to commute to Chelmsford and had a choice of moving to Groton/Westford or Boylston/Berlin.

at 500k budget I'm priced out of Acton, box, harvard, westford & littleton and maybe even northborough. Groton is slim pickins right now. I don't like Chelmsford's endless labrynth of dated subdivisions. I'm trying to get a yard AND a house which is a tough feat. i have coworkers who commute to auburn & holden who say the 290/140 exit (Boylston) is 30 mins on the dot.
I feel like 500k will still go a little ways in berlin-boylston, with good schools & easy amenities. curious on thoughts.
PS can't believe how expensive these non-commutable-to-boston towns are

290, you will be fighting to get onto 495 with the tractor trailers. The closer to Worcester you go the more steep hills you will be contending with in the icy months. Something to keep in mind.

Seriously, you are not priced out, unless your "priced out" means you can not afford newly built 4 bed 2.5-3 baths with 2-3 car garages and couple of acres. Acton is still well within your price range. It is your appetite, not inventory.

There are at least 10 homes on the market right now in Acton that could serve your young family you well. And you are now interested in Hudson where you will again need to move from in a few years because of the schools?! Excellent strategy. Go, invent hot water all over again.
