Patriot Place even has some vacancy issues. They very carefully hide their vacant storefronts behind faux storefront facades. Pay close attention next time you walk through there, it's not exactly at capacity. I find it underwhelming each time I go. Like you said, if there's an event, forget about it. Even though they do offer 2 hour parking (not nearly enough time for dinner and a movie) for free during games and events, the traffic makes it not worth it. I think it's a unique shopping center, but it's certainly not particularly wonderful.

I don't know how the places stays in business; save for Bass Pro, Staples, Trader Joe's. I guess the Showcase too.

Just for kicks, I checked. Per the PP directory, it's pretty well leased out. Building B doesn't show many storefronts leased but I believe 5Wits takes up plenty of space in that building.

Yes, except the place looks almost deserted on days without a special event.

There's a Bed Bath & Beyond, Christmas Tree Shops is usually crowded. Bass Pro is always packed.

Charming Charlies is crowded as well, and Bar Louie does a good business.

Just found some numbers. Silver City Galleria is at about 70% occupied. Swansea Mall is at about 75%. Exceptionally low compared to malls like South Shore, Burlington, etc. which are all 95% occupied or better.

I find it hard to believe that Swansea has a 75% occupancy rate. Except for the anchors, that mall is pretty much vacant.

The occupancy % is probably based on overall square footage. Given the anchors make up a large portion of the sf, it makes sense. The smaller individual stores in the inside of the mall usually do not have a lot of sf.

They have a lot of events for kids in summer. In winter they usually have the skating rink which brings in a lot of people. The Tavolino pizza gourmet is pretty packed usually on weekends/ evenings. The new bowling alley is also usually full during evenings. I sometimes stop by because of the five guys. Overall its usually have a mix of events\activities and shops to attract a decent number of people.
