Agree Melrose the best commute! Housing market in Melrose just ridiculous, there are def back roads from Lynnfield to Malden without jumping on Route 1. Thanks for replies, any other suggestions? Reading or something?

What's your price range?

The Summer Street School in Lynnfield just took first place overall for elementary schools in the entire state for the new 2017 MCAS 2.0 and Lynnfield as a town placed 10th overall. I don't put a whole lot of stock in standardized tests but Realtors and home buyers on Internet forums sure do. Prices here are going nowhere but up.

As for your original question, I certainly think driving from Lynnfield to Malden and taking the train in the a.m. is doable. I would definitely budget an hour. Route 1 has been horrendous lately. It has taken me close to 40 minutes from Lynnfield to 99. Backroads aren't much better, as you have to deal with school traffic and congestion as you travel south.
I don't think the housing market is any less crazy in Lynnfield than Melrose. Reading is crazy as well. I don't think there is a town within 20 miles of Boston where the real estate market isn't crazy, unfortunately. I would suggest sticking with Lynnfield over Andover if you are going to stick with the childcare in Malden.

Lynnfield is just as expensive as Melrose, if not more. The drive is technically doable, but picture kids in traffic everyday twice a day. That’s no fun for anyone. I would buy or rent in Melrose while the kids are in daycare and then move to any town you want. Wouldn’t have to be superclose to Malden.

It takes me about 35 minutes or so to get from Lynnfield to west medford. Add 5 minutes for the commuter rail.

Lynnfield to malden is faster (depending on where in each city)
