I'm no expert but I guess that this would be covered by the 'shui' part

The house is in a very good shape. Basement was renovated few years ago and adds additional footage with separate electric baseboards in each finished room (some of which have no windows)

It would have had multi bidders if it wasn't for the useless (and disturbing) back yard.

As for the 'feng' - part of the floors of the north facing rooms is exposed to the elements. I would assume that wind penetrates in the midst of winter. By itself this is not a deal breaker but things pile up (old roof, old furnace, small rooms...)

Owner bought it after the 2008 crisis for less than half the price it is being offered, yet price is reasonable for the neighborhood and the condition of the house (if it wasn't for that 'thing'...)

Feng shui is a bunch of baloney. A house on top of a hill has always been a sign of wealth, success and prestige.
