Things like this just aren't available in MA. Swedesboro is much much much closer to Philly than Montague
or Cummington is to Boston or NYC..

Just look at a place like Little Ferry or New Egypt NJ. Its much more affordable than most places in MA. EVen Glen Ridge is a relative Bargain with 1 bedroom condos coming in under 200k

Agree with your overall premise that NJ can be cheaper than MA, but Glen Ridge uses a sealed bid process (not a COVID thing, been that way forever, along with neighboring Montclair), so home prices are set artificially "low" and typically sell 25-50% above ask. Also has one of (if not the) highest tax rates in NJ, where you'd pay ~$40K on a $1M property.

Well I for one have no idea what a sealed bid process is.

Even still the price points that exist in Glen Ridge, even with property tax, literally do not exist in Weston.
NJ is probably the state I'm most familiar with besides MA and MD, even more than CT due to the sheer amount of family either from NJ, that had family in NJ and my total time spent in NJ. Every equivalent place in MA is more expensive, especially for renters. We talk about tax here a lot but the upfront Cost to Close and Childcare in MA are more expensive and huge hurdles for first-time buyers. And again, we're not even talking about 6 million+ renters in these states who don't pay proper tax. The property tax makes it closer but id still say their more options in NJ for sure. The only areas where "reasonable price points"are the norm in MA are firmly 90 minutes from a major city or in an economically depressed mill city

Lair, Im from MA and live in NJ now. I have two options where I can choose to live in the future:
1. Stay in New Jersey
2. Move back to Massachusetts

To me? I love Massachusetts, but New Jersey is my favorite state. However, I can get a rental in North Jersey, in a safe town, for $1,400-2,000 in NJ with multiple transit options. Light Rail, NJ Transit Rail or the Bus (Which are great btw). You cant get that in Massachusetts. Its like 1250 for a single room in a 4 bedroom house in the 'burbs or Allston. I had to refuse jobs in Greater Boston because the lack of apartments and high cost of living there. I could live in Worcester, but that has the same rental rates as South Central Jersey. But the MBTA trains aren't electrified .. smh.

I would say the rental rates are 40-70% higher in the urban parts of Boston/Cambridge/Somerville/Revere compared to JC/Hoboken/Bayonne. The suburbs of Massachusetts are about 5-15% higher. BUt the satellite cities (Worcester/Lowell/Lawrence/Providence vs Morristown/New Brunswick/Plainfield/Paterson) are about 10% lower imho because MA cities have less going imo. Even NJ's worst cities like Passaic and Paterson are vibrant places. The good NJ Satellite cities (Morristown, Red Bank) are pristine with great transit.

Boston is the place to be and a fantastic city, but I will stay in Jersey for now because costs are high.

100% agree with everything you said.

For an older UpMC professional in North Jersey, the gap feels less between MA and NJ maybe even slightly tilted in MA's favor due to taxes.

For someone who doesn't own a home or needs to make another home purchase for a growing family, or is looking to move from Central or South Jersey, it's very clear.

Pent-up demand, fewer amenities and entertainment in places that aren't Boston, lower property tax, cuter town centers, and less racial diversity implicitly suppressing property values.
