Would appreciate some knowledgable advice. I may be moving out of area for a few years. I bought in 2006, my home value is well below what I now owe. Since I cannot sell, I need to rent my home. Does anyone here have advice for renting? The home is near Homestead Airforce Base. What type of advertising is there to reach Base employees? I am not looking for miracles, I know I will not even cover half my mortgage, but I cant sell and I dont mind moving back to this house once I get transferred back. Mainly looking for advice from renters in what things appeal to them or from owners who rent. What are reasonable rents for a newer, 3000 S/F, 4/2.5 2 car garage home with a large fenced yard in a community. Basic Cable, alarm, roving security and complete lawn care will be provided in rent. Sometimes the realtors in the area have an idea of what a home in a neighborhood would rent for. Maybe try calling one of them.

Keep in mind that you might loose your homestead, once the property prices start rising your property taxes will rise as well. If you move away make sure you have someone locally to take care of your property and to also keep an eye on it. I had a neighbor that rented his house to a so called "friend", the owner moved away & when he came back the property was a mess. He had to spend a lot of money to fix it & then sell it.

On my friends block in kendal, a house was being rented to a couple of college students and they ended up turning it into a hydroponic grow house. One day something happened and they got caught and my friend last heard the lady owner was being charged for it even though she had no clue

Yes, there has been several cases like that, everything falls on the homeowner!
