Hi, my name is Tyler. I am graduating from the University of Iowa in May 2010 with my bachelor's in business administration in marketing. [Go Hawks!]

I am wanting to earn a commission Homestead Air Force Base and serve as a reservist or Florida Air National Guardsman. I am also then looking to obtain a full-time career in South Florida in marketing/advertising.

I am currently looking at housing options in the area. Here are some of my goals/requirements for housing:

-In the general Miami area. Willing to commute to work.
-1 bedroom apartment/condo/house
-Safe area [no ghetto or crime districts]
-Parking for one car?
-$1000/month

Is this possible to rent in that price range? If not, where are places in the Miami area that are in or below that range. I am single and have no kids and will be living by myself. I will also entertain the idea of buying a house if a mortgage can be negotiated at or around that price.

You can definitely get a 1 bedroom for under $1K here...heck, you can get 2 bedrooms for that price! I would look at Kendall/Kendall Lakes for rentals there, although the traffic can be crappy. You can also look at Keys Gate in Homestead. Good luck with your move!

I am glad to hear that you can rent under $1000/month for something that I am looking for.

I have entertained the idea of living around Homestead, but would prefer to live closer to the city.

How are the parts in and around the Orange Bowl?

That area is an old, established neighborhood...but not exactly the best part of town.

For 1000,u may even get a bargain in Miami Beach,city view,lower floors,but excellent location & the beach round the corner...

mhmmm. Miami Beach would be fun...so long as I could park my car so I could commute since I keep reading about how terrible the public transit is in the area.

Also, what about hurricanes? I would imagine that all banks would require proof of hurricane/flood insurance prior to lending money. Are they really that bad? It's been awhile since a really bad one has hit the area to my knowledge. I have the feeling that I'd move down and be right in the demolition zone

Only SFH may be prone to hurricane damage...

For public transport,check a nice scene in the movie "The Specialists " with Sly...

When you say only SFH may be prone to hurricane damage I believe you are referring to Single Family Homes. I would imagine that the taller condo buildlings are built to withstand hurricane forced winds/surges, etc.

Seems like the HOA fees and hidden costs can really drive up the renting cost/month.

Also, many HOA fees include insurance?

I guess it all depends on what my salary is going to be when I get my first "real job."

It is a renter's market,right now...

Since u r a gov employee,with steady income a code of behaviour to follow,u may be the ideal renter for a landlord,so..use your negotiating power...

In your price range you can definantly "afford" the area near the old Orande Bowl lol.

I would look into a Coconut Grove apartment, and there should be a lot of nice, quaitish type properties compared to the mammouth condo high rises or sprawling suburban complexes you will see everywhere else. Lots of trees, walkable, people have pets, near the bay, lots of parks, near everything....it seems like an ideal fir for you. Just avoid the West Grove.
