Let's also use some objective statistics here:

1 sq. mi. = 640 acres
2.5 people per unit

4 units / acre = 6,400 psm
8 units / acre = 12,800 psm
12 units / acre = 19,200 psm
15 units / acre = 24,000 psm

The area remaining is all zone for at LEAST 4 units/acre, but mostly 8-12 units/acre.

Second of all, I don't think you're projection about 2.5 people per unit is fair, given the significant amount of senior housing in that development.

Third of all, I don't think that that neighborhood looks very "urban", in pretty much any sense of the word.

Really, West, I don't know why you feel the need to call me out and call me names on this. I'm glad you like the neighborhood...I personally don't find it too impressive, though.

2.5 ppl per unit is a standard used to project populations....I didn't make it up myself. I think I provided enough OBJECTIVE data to support why I thought 8K psm is not out of the question. You don't have to like it, but those are at least steady figures to work with. And as I also mentioned, the remaining space is planned for 12+ units per acre, and that multiplies very fast once they start coming in. I just think it's impressive for a Midwestern, Twin Cities suburb in the outer ring....okay?

I have a lot of "urban" experience and I don't need a definition or example of what urban is, I know, I am just making a comparison in relative terms.

P.S....I knew you couldn't stay out of it!

Woodbury is growing fast. I think it's at 70,000. I wouldn't be surprised if it could reach 100,000 in the next 20 years.

I think Bloomington would have to cede a good portion of its vast parklands (about 30% of the city land area) to residential development to reach 100,000. That won't happen. Only other way there would be several more high rise apartments and condos. Don't see that happening there significantly enough to reach 100k, though.

I voted Brooklyn Park as it has affordabilty and a large land area (granted some crime issues in certain neighborhoods, too, compared to other suburbs). Believe Plymouth and Woodbury could also get there first.
