Unincorporated: 75
Dauphin Island: 5
Mobile: 7

Semmes: 9

Baldwin County: 223 permits (+275 multihousing permits)
Unincorporated:35 (+270 multihousing)
Bay Minette: 5
Daphne: 45
Fairhope: 16
Foley: 64 +5 multihousing
Gulf Shores: 53
Spanish Fort: 5

So as I've been saying, unincorporated Mobile is absolutely booming right now. It easily earned the top spot this month. The last time unincorporated Mobile was this high was in March of 2010

Baldwin County October House Market Report:
Total Houses sold: 711
Year over Year growth: -8.61%
Average Sale Price: 426k (up from 350k last October)
Median Sales Price: 295k (up from 257k last October)
Days in Market: 26 (down from 71 last October)
Inventory: 1,386
Months of Supply: 1.9
New Construction Sales: 105 (lowest since before the Pandemic in February 2020)
Inventory: 232
Months of Supply 2.2


New Construction sales only made up 14.8% of it total home sales, this is the lowest since April of 2017.

Average Sale Price: 232k (209k last October)
Median Sale Price: 209k (176k last October)
Days in Market: 26 (down from 38 last October)
Inventory 630
Months of Supply: 1.9
New Construction sales: 28 (3.7 % YoY)
Avg Sale Price: 316k
Median Sale Price: 298k
Inventory: 24

Indeed, Mobile market is still going strong, only showing slight slowdowns compared to hot market we've seen for the past year or slow

We need newer subdivisions within the city limits. New houses are being built in the city but not subdivisions.

Unfortunately, it looks Mobile County had a rough month about 25% below the average, need Mobile to pass the UDC so that theres more opportunity for home production in the city, Unincorporated is pretty much carrying the county right now

Edit: Baldwin County also had a rough month Baldwin County was down 13% from the aver
