We are possibly moving to South Jersey and do not know much about the area. My husband is possibly getting transfers to any of the following; Manahawkin, Absecon, Marlton, Egg Harbor or Hainesport. He doesn't want to commute more than 40 mins.
Our dream place would have good family homes in the mid to low $300,000s, good schools, a nice downtown or town centre, close to parks and maybe water, lakes, bays or ocean.
We also want something place safe and where the homes are not right on top of each other.
Any advice or input would be appreciated.

Hopefully you'll be able to get a better idea of job location before you have to start to looking for a home. I'll reorganize your list to Hainesport/Marlton, Manahawkin, Absecon/Egg Harbor.

You'll be able to find good schools, a desirable house in your price range, parks and water - there's a lot of water down there. The walkable downtown or town centre can be a bit elusive.

Will your husband be working at one location or have to travel to the others?

It's difficult to recommend a place where you can be within 40 minutes of all those areas at once. When will you have a better idea where he is being transferred to? Is it possible to find out the location before you move here?

Marlton has a small walkable town. It's been awhile since I've been there, so I can't tell what shops are there.

All those areas tens to be far apart. If I had to choose one it would be Hainsport or Marlton. No question

yes he is willing to commute somewhat. We want to be close but we don't have to live in town he works in. We are very open right now to any suggestions so I appreciate all your responses.

There is nothing remotely equidistant between all the options. The issue is that 40 minutes from each of them brings up some very different options. This is one that is hard to answer without knowing exactly where you would be.

On the Hainesport/Marlton location I would suggest the following: Marlton/Evesham, Mount Laurel, Medford, Cinnaminson, Voorhees, Cherry Hill. Hainseport itself and Lumberton have some nice areas, but the schools just aren't as good as the other areas, especially at the high school level.

schools are a very high priority for me. Where we live now they have some of the best schools in NJ and it wouldn't be worth the transfer, even with the savings in cost, to go to a low quality school system.

There are some very high quality school systems in South Jersey, but most of them are going to be in Burlington, Camden and Gloucester Counties. Two of the towns you listed, Marlton and Hainesport, are in Burlington County. The rest, if coming from high end systems, are in areas with lower quality schools. IMO, there are some good districts, but not top notch. In Burlington County you can't go wrong with Moorestown, Cinnaminson, Marlton or Medford.
