My family and I are considering moving to a new town within Union, Essex, or Hudson County. Moving somewhere that has a good school district is EXTREMELY important in our decision, as well as affordable home prices, community activities, diverse neighborhoods, etc. We're just looking for a great quality (and affordable) place to raise our family. We are open to suggestions about other Northern NJ towns too! HELP!!!

please fill out //www.city-data.com/forum/new-j...residents.html. are you working in nyc? millburn is good but pricy, same with most of summit, westfield is a real good district, and chatham is great, and a little more affordable, just over to union/essex border in morris. livingston is good to.
Ha ha, you want low property taxes, great schools, and affordable housing prices... in North Jersey. I think you're still in the "bargaining" stage; let us know when you get to "acceptance". You should probably concentrate on Union County; you might find a few apparently reasonably-priced homes which are actually teardowns in some parts of Summit or Cranford, for instance.
Ok, you're going to have to realize that one of the biggest reasons NJ's property taxes are so high are because of our great schools. If you really want to avoid high taxes, cross out Essex County and Hudson and look into Union County

And then when you get to Union County, cross out the towns with the good school districts because those towns are no bargain either.
Think I forgot one more factor...NO HIGH PROPERTY TAXES (which is kinda impossible in NJ, but we're optimistic)! Thanks slope95!
well that takes out most of the good school districts in ne nj. how much in taxes are you willing to spend? the lower the tax, the lower quality the house generally. madison has great schools, this home there has 5k in taxes 24 Brooklake Road, Madison NJ - Trulia and this one has 6.5k in taxes. they are 6k for this home 23 Niles Avenue, Madison NJ - Trulia.

Willing to pay between $6k to $8k per year for taxes....definitely know we have to pay a little more to get what we desire. Fully accepting the NJ reality but trying to get the best bang for our buck :-)
