Greetings,

In NJ, does the 10 day period for home inspection take place at the same time as attorney review or once both parties have completed attorney review?

Contract currently reads "the inspection must be completed within 10 calendar days of the date of this contract."

I'm just not sure if "this contract" means the signed and accepted offer (before attorney review) or the final contract once changes etc from attorney review have been finished.

When attorney review is completed, as determined by the lawyers and you are "under contract" is when the 10 day period usually starts. Some times attorney review takes a few days but if the attorney's are slow could take 2 weeks as well which passes the 10 day period.

The standard NJ real estate contract states under the 'Buyer's Right to Inspections' section basically says those 10 calendar days (or however long the agent puts, I usually use 15 days) start after the attorney review period has ended. Its line 230 & 231 in the contract.
