Honestly that should be one of your least concerns. You're looking at an old house, which has been nibbled by termites and ants for generations. But that's the case for most houses in NJ, including old Westfield. You don't need to look at every single issue. Every old house will have a bunch of them. Just look at potentially more serious issues, which your inspector should be able to point out. Our home inspector wrote down everything he could find such as chipped tile, burned out light bulb, paint on an outlet, handle on a toilet tank needs adjustment, etc. In the end, after 3h of inspecting and writing down every little thing, he said that the house is probable the best maintained house he ever inspected.
The thing that worries me is that you said the house is "newly renovated." It sounds like they may have done a lot of cosmetic work while not dealing with infrastructure. Which makes me wonder what they might have covered up when the retiled the bathroom or whatever.

Yea me too. Unfortunately you can't get the inspection until you are under contract. The sellers have lived at the property for over 30 years which is the problem. I suspect if the home had been flipped a few times these issues would have been addressed years ago.
Following up on the asbestos ... it wasn't clear, but it sounds like the asbestos is in the form of heating pipe insulation. If so, that's not normally a big deal. I got a proposal about eight years ago to have my pipe insulation removed for about $2,500. Haven't gotten around to it yet. The price depends on the size and complexity of your house, obviously, but not a bankrupting job.
If they agree to remove it, you will need to decide who will replace it before winter comes. If it's not hidden in a dropped ceiling, you should consider doing it yourself. It's a cheap and easy job, you would probably do a better job than they would with better quality insulation, and it wouldn't hurt to learn your way around your heating system.

That's right, it's pipe wrapping in the basement which is wrapped in a foil-like material which the inspector said isn't even the correct wrapping but that it would all have to be removed now that it has been found.
I think I could do the wrapping myself pretty easily yea, it only seems to be one big pipe as far as I can tell that's covered with the asbestos.

You could do it but your problem then turns to disposal, you can't just huck it in the garbage. But if it's one pipe it shouldn't be an unreasonable amount.

Oh hell no I wouldn't be removing the asbestos, i'd want the seller to get that done by a licensed contractor but I would put a new insulating wrap on it once the work had been done.
yea, see what they buy says about having THEM pay for more inspections. If you walk away, they are going to have to disclose all the things you found to the next person, so it will make it harder for them to sell anyway

I don't get the first part of your comment, are you implying the buyer should be responsible for asbestos removal?
Reality check-$125 year for pest control will be one of your smaller annual bills, not even worth mentioning. If the thought of this bill is concerning you’ll be in for some real shockers. We budget an extra 5-10k annually for unexpected expenses. That’s been the average after living in Nj for more than 25 years. We do keep our home in good shape and fix and replace when broken and keep landscaping fresh.
